Been a remarkable past few weeks since my last blog.  The snow is melting quickly and trails are opening up.  If you like to mountain bike, the Immigrant Trail (north of Truckee a short distance on Hwy. 89) is almost completely open.  A great early season ride to Stampede Reservoir…about 18 miles out-and-back.

Also, if you like to hike or trail run, the east shore trails are basically open.  If you don’t know where the Chimney Beach to Whales Beach trail is, contact me and I’ll tell you how to get there.  Only about 5 miles but it’s single-track and meaders just above the water’s edge with massive boulders and panoramic views of the west shore mountains.  Not many people there this time of year…especially during the weekdays.

Regarding real estate…some VERY good values to be had.  Check out some of my listings and you’ll see what I mean.  If you’ve been waiting to purchase, don’t wait too long.  Seller’s are very open-minded to offers these days and shrewd buyer’s can negotiate a great deal.  Let me know if you have any questions.

Plenty of negativity out there these days relating to real estate.  Despite the negativity, the Tahoe-Truckee market appears to be weathering the storm comparatively well.  This is not to say the area is not taking a “hit”.  Preliminary numbers show total sales reported, average and median sale prices in the Tahoe-Truckee area are down slightly since first quarter 2007.

Seems like Buyer’s are waiting ’til the market hits bottom.  Good strategy if you have a crystal ball.  Problem is, there’s no way to know the market has bottomed out until AFTER the fact.

Here’s what I know…interest rates are still very good for qualified Buyers and Sellers–generally speaking–are more motivated to sell today than they’ve been since the early-mid 80s.  IT’S A GREAT TIME TO BUY REAL ESTATE IN THE TAHOE-TRUCKEE AREA.

So, if you are one of those Buyers waiting for the “right” time, don’t wait too long.  Now’s the time to go for it.

Took the beasts (dogs Otis and Nellie) on a cool run yesterday in the Martis Valley near Northstar Ski Area.   Pretty cool place to go during the winter months since they clear the paved road from Hwy. 267 to the Martis Dam…about 3 miles.  No cars allowed but plenty of dogs.  Saw what looked like a river otter at the dam.  Otis thought he’d be cool to play with but thought better of jumping into the cold water…wise of him.

So my webmaster Phil says I should be doing blogs on a regular basis so I can increase my page content so I can move up in the search engines.  Since this is all new to me, I guess I’ll start by writing about North Lake Tahoe, West Lake Tahoe, Truckee and all the cool subidivsions in which I specialize like Kingswood West.
